In May of 2024, The Renegade Group worked closely with their buyer -- Comanche Creek Holding Company, LLC (CCHC) -- to purchase a 307-acre property in Kiowa, Colorado with the intention of developing it into an architecturally aesthetic community of estate-style lots. Nestled within an “up and coming” area, it's the perfect spot for future homeowners desiring to be both close to daily amenities and also to feel like they are living on acreage away from the hustle and bustle of city living. The project is currently in the entitlements phase with Elbert County, and is progressing well with regards to our projected milestones for site design, development and subdivision approval.
Mike & Kasey are the co-founders of The Renegade Group, LLC as well as Comanche Creek Holding Co. As the key members of the development team of CCHC, Mike & Kasey have an extensive background in real estate, construction, architecture, site planning, family ranching, sustainable agriculture, and water rights. This diverse background and professional skill set has informed the conceptual development of the project and will continue to drive the vision forward through to fruition.
The property size of over 300 acres allows CCHC to subdivide “The Estates at Horizon Hills” into twenty-four (24) 10-acre lots, while also allowing for the appropriate acreage to be dedicated to roadways, easements, and open space (up to 65-acres). Each projected lot will accommodate a single-family home, and potential outbuildings and livestock, as allowed per county guidelines and per the choices of future homeowners. In our current estimation and based on market comparisons to other similar lots in the immediate area, sales for these 24 lots will start in the low $500's, and are planned to be sold off in two (2) phases over a multi-year period.
An important part of the subdivision design is that of a common open space area, one which will be managed by a future HOA. The land dedicated for this purpose will include a centralized park, as well as greenbelts and trails that traverse throughout the development. Landscape designers will work hand-in-hand with a chosen creative habitat partner in order to create and enhance a natural wildlife and open space area that provides for an eco-friendly community park. Native flora will be used intentionally to conserve water usage in the landscape and in the common areas of the community.
On this note, CCHC's ownership of the property includes 289-acre-feet of dedicated ground water rights, with over 200-acre-feet of that dedication coming from the highly coveted Denver and Upper Arapahoe Basins. These significant water rights are a key part of making the project a success, with regards to the potential for community offerings as well as with regards to easing our overall approval efforts with the county.
Once final approval with the county is obtained, the build out phase for the roads and common areas will take only a few months, and lots will then be ready to sell to homeowners and to homebuilders alike. Appropriate covenants will be established by the HOA prior to selling any lots to the above parties in order to ensure the sophisticated and estate-like nature of the future subdivision consisting of multi-million-dollar homes.
The development site is situated on picturesque prairie and ranch land in Elbert County, Colorado between Wolf Creek and Comanche Creek. The property terrain includes some slight hills, with a general site that slopes gently downhill towards the western horizon and views of the Front Range. With an ample proximity of water, flora and fauna, it falls in a path for migratory birds and also serves as a place for mule deer and antelope to roam.
The property is located near populated towns such as Kiowa, Elizabeth, Castle Rock and Parker, and is only a 40-minute commute to the Denver Tech Center. Based on local demographics, the need for quality homes and attractive subdivisions built close to the Denver Metropolitan area continues to increase year-over-year. In Elbert County specifically, the current inventory of small acreage estate-style lots is low, especially when considered alongside the projections for future population growth and a median household income of that’s 38% above the state average. Elbert County has seen a population growth of 20.1% in the last decade, and future projections (currently estimated around at least 50% over the next 20 years) exceed this trend due to the ever-steady growth within the region and state.
The key attractions of living in Elbert County include the local amenities and grocery stores, the light commuter traffic into Denver’s southern Metro business districts, and the incredible views of the Rocky Mountains. Economically, Elbert County’s surrounding areas consistently hold superior land values, and this is increasingly bringing in speculation home builders as well as families building their dream homes, due to the decreased land costs that allow them to put more money into their construction budgets. In turn, these higher income earners spend their money in the Kiowa/Elizabeth area upon moving there. For the average person, groceries, fuel, conveniences, and other items are purchased close to where they live. This factor will continue to result in economic growth and a sense of community for Elbert County in order to keep up with demand.
Comanche Creek Holding Co. chose Elbert County as an ideal location to build out a low-density subdivision due namely to the "up and coming" nature of the area. One simply needs to review the subdivisions in the ‘recently approved’ and ‘soon to be approved’ queues to get a good sense of Elbert County’s commitment to fulfilling the local demand for housing and community growth through continued development in the years to come.
Even within a several mile radius of the project site, pockets of new homes and housing developments (with lots ranging from 1 acre to 10 acres, and up to 40 acres) distinctly mark the landscape, and one future high-density 3,000-home development (“EC East PUD”) in particular is currently in the final stages of approval and will provide coveted light industrial and commercial/retail amenities within just a few miles of the property itself. This reality opens up numerous opportunities for marketing and design that will allow us to truly capitalize on the “prime” location of the property and surrounding developments.
